The first-time homebuyer tax credit of up to $8,000 was part of this year’s stimulus package. Time to qualify for the credit is running out.

A recent National Association of Home Builders’ Remodelers survey found that consumers are becoming increasingly aware of aging-in-place options. Seventy-four percent of remodelers said they had seen an increase in requests for these types of features.

And inquiries are not just for the aging, as an increasing number of baby boomers also are becoming parental caretakers who need remodeling ideas. Those particular needs may include turning an unfinished basement into an efficiency apartment or enlarging an existing bedroom and making it handicap accessible.

“Families are beginning to cluster back,” says Deana Woodruff, age 48. “It’s a good solution for a lot of families, but when you do that, there are certain things you need to do.” Woodruff isn’t new to the remodeling business. With commercial real estate values and rent rolls on the decline in many markets, investors looking to refinance — or buy new properties — now face a much tougher environment than they have in years.

Lenders have tightened down hard on underwriting standards. They want to see everything from years of income tax returns to details on investors’ personal debts. And they often won’t lend more than 60 to 70 percent of a property’s value – if they lend at all. But smart investors are beginning to check out a financing source they rarely, if ever, considered in the past: Small Business Administration loans.

Compared with bank loans, SBA financing often offers higher loan-to value ratios or LTVs, plus lower rate structures. And they’re not just for acquisitions.
